Craig leased the property ten months ago. During that time he has been constantly late with his rental payment, often up to a week late.
Craig has not paid this month’s rent due on 1 April. On the 16 April, you served a notice to vacate. Craig emails you on 21
April and tells you that he will leave on 4 May at which time he will pay the outstanding rent.
It is now 10 May and Craig has neither vacated the premises nor paid the outstanding rent.
